200 Carondelet
Landmark and historic renovation of a 1929, 24-story office/bank building to a 190-unit apartment building in downtown New Orleans. 200 Carondelet is contemporary rental apartments within a historic building, located just steps from the financial, tourist and medical center districts and within close proximity to multiple universities. The property has been historically preserved and adapted as a mixed-use residential/retail development with a combination of 190 studio and one bedroom apartments. The third floor serves as a state-of-the-art business hub, wellness center and social club for residents. Retail is on the ground floor and mezzanine hall. Financing was obtained from five different state and local funding sources. EDI completely renovated the building, which was constructed in 1929 and was faced with the challenges of taking a 78 year old building with restrictive floor plates and modernize it, make it green and code compliant while still preserving the historical blood lines and meeting the strict requirements outlined by the various funding agencies and insurance carriers.
